Aqualane Shores, a prestigious waterfront community in Naples, Florida, was developed in the mid-20th century, beginning in 1949, as part of Naples’ initial expansion. Initially, it was created by dredging mangrove swamps to the south of downtown Naples, forming waterfront lots where homes were later built. 

This development, alongside Port Royal, marked a significant period of growth for Naples as it transitioned into a popular destination for wealthy retirees and tourists. Aqualane Shores was initially a separate city before being incorporated into the City of Naples.

Aqualane Shores history

Early Development (1940s-1950s): Aqualane Shores emerged as one of the first planned communities in Naples, which became an official city in 1949. The initial development in the 1940s during Naples' formative years as a city saw the area being dredged from mangrove swamps south of the downtown area to create waterfront lots and a network of canals.

Corporate Development& Early Growth (1960s-1970s): In 1967, Aqualane Shores Corporation, a subsidiary of Gulf Oil Corporation, initiated the community's development.Marketing focused on the boating lifestyle, with many homes featuring direct access to the Gulf of Mexico via canals. The growth of tourism in Naples during this time further fueled development, as Naples attracted wealthy retirees and vacationers.

Incorporation &Dissolution (1970s): In the early 1970s, Aqualane Shores was incorporated as its own city. However, this incorporation was short-lived, as the city was dissolved in 1979, and Aqualane Shores became part of the City of Naples.

Redevelopment & Luxury Transformation (1980s-Present): Beginning in the 1980s, Aqualane Shores underwent significant redevelopment, with many original homes undergoing renovation or being replaced with larger, more luxurious estates. This trend continued through the 1990s with an increase in new construction homes. Today, Aqualane Shores is considered one of Naples' most desirable waterfront communities, attracting those seeking an exclusive boating lifestyle with properties offering access to deep water canals and bridge-free travel to the Gulf.

The area features around 350 single-family homes, many of which are opulent estates showcasing various architectural styles, including Mediterranean-inspired villas and contemporary designs. The neighborhood is known for its amenities and proximity to attractions like Old Naples, Fifth Avenue South, and theNaples Pier. 

In essence, Aqualane Shores' history reflects a deliberate evolution from mangrove swamps to a meticulously planned, upscale community synonymous with luxurious waterfront living and a deep connection to the boating culture of Naples

 

Aqualane Shores today:

Aqualane Shores is known for its upscale waterfront living, deep-water access, and proximity to both the Gulf of Mexico and downtown Naples. 

Aqualane has been targeted by investors and developers as an area of tear-down and new construction opportunity and occurs most often during favorable real estate markets.Activity slows when the market slips into weak market conditions. Both custom construction and speculative investment opportunities arise.

According to the CollierCounty tax records, the highest-selling home in Aqualane Shores sold for $18,500,000 in March 2022.

 

Recent sales (status 2025) in Aqualane Shores demonstrate a high-value market:

 

  • 1835 Gulf Shore Blvd S: A 6 bedroom, 7 bathroom, 6,155 sq ft home, recently sold for an undisclosed price.
  • 655 S 17th Ave: This 5 bedroom, 4 bathroom home spanning 3,909 sq ft was sold on July 10, 2025, for $5,250,000. It was listed for $5,950,000, selling for 12% under list price after 454 days  on the market.
  • 590 S 17th Ave: A 6 bedroom, 7.5 bathroom residence with 5,817 sq ft, sold on July 7, 2025, for $5,500,000. It was listed for $6,500,000 and sold for 15% under list price after 251 days on the market.
  • 1825 S 6th St: This 4 bedroom, 3.5 bathroom home encompassing 4,487 sq ft, was sold on June 27, 2025, for $6,250,000. It was initially listed for $7,350,000, ultimately selling for 15% under list price after 125 days on the market.
  • 640 S 17th Ave: A 4 bedroom, 4.5 bathroom home with 4,214 sq ft, sold on June 18, 2025, for $6,750,000. It was listed for $6,950,000, selling for 3% under list price after 211 days on the market.
  • 1583 Gordon Dr: This expansive 6 bedroom, 8 bathroom residence, with 7,377 sq ft, sold on June 16, 2025, for $16,000,000. It was listed for $17,975,000 and sold for 11% under list price after being on the market for 573 days.
  • 256 Aqua Ct: A 5 bedroom, 5.5 bathroom home spanning 5,712 sq ft, sold on June 16, 2025, for $16,000,000. It was  listed for $16,495,000 and sold for 3% under list price after 184 days on the market.
  • 960 S 17th Ave: This impressive 4 bedroom, 5.5 bathroom home encompassing 6,861 sq ft, sold on June 13, 2025, for $18,000,000. It was listed for $19,900,000, selling for 10% under list price after 563 days on the market.
